New landlord to refurbish Walsall Industrial Estate to capitalise on key strategic location and lack of supply

Commercial agents at Harris Lamb have been instructed to market much sought-after industrial premises at a landmark Walsall estate, which is currently undergoing an extensive refurbishment to capitalise on its strategic Midlands location.

The new landlords of Bloxwich Industrial Estate, Vengrove, acquired the Estate from London & Cambridge Properties and are immediately investing significant sums into improving and upgrading the seven units at the site, including new roofs and re-spraying of external cladding. The Estate will further benefit from planned major road improvement works to Junction 10 of the M6, which is located just 300 metres away from the site.

The estate is made up of a terrace of seven self-contained modern warehouses, the void of which will be fully refurbished to a high standard. Ranging from 20,023 sqft to 41,562 sqft, the warehouses can be leased separately or in a combination, on full repairing and insuring leases off a quoting rental of £5.25 per sqft.

Neil Slade of Harris Lamb said: “This is a well-serviced, well-appointed estate with excellent road access. Its close proximity to Junction 10 is already a great advantage for local and regional logistics and will improve further in 2020 as a result of the improvement works at the junction.

“Vengrove has committed to an immediate overhaul of the void and we are already seeing a strong level of enquiries for the upcoming product”.

The Bloxwich Road estate also offers extensive on-site parking and additional communal parking as well as service yards to all properties.
