A new property lettings and management agency has officially launched in Hereford.
Every member of the Beacon Lettings & Management team is a landlord, with many having worked in the Hereford property market for years.
Having gradually begun operations in the city on Broad Street this month, the team is now launching in earnest from Monday with millions of pounds worth of properties under management across Hereford and the Midlands.
Beacon is setting out to offer a fairer, more trustworthy and transparent service to landlords and tenants across the city. The company differs from other agencies by offering fixed agency fees for landlords, whatever the size of their portfolio or properties.
Founder of Beacon Lettings & Management, Ben Guy, said: “If you’re a landlord or a tenant you’ll know that using an agent can mean putting up with a lot of minor frustrations and annoyances. I’m a landlord, I want to give people the service they should be getting, and that I would expect from my own agent.
“We’ve got a great team, and some smart systems, which allow us to work effectively. We’re making things quicker, easier, and ultimately cheaper, for landlords and tenants alike.
“We see the next few years as an exciting period for the Hereford property market. With the upsurge in new builds and the new university opening in 2020, the current tight rental market looks set to change quite dramatically.”
Having been on the receiving end of some rather one-sided agency agreements in the past, Ben is taking a different approach using technology to offer a better service. Sole agency agreements will run for a set time and then lapse, leaving landlords are free to go elsewhere if a tenant isn’t found. Tenancy agreements will automatically enter a periodic rolling term after the fixed term, saving landlords and tenants the hassle and expense of tenancy renewals if they don’t want to.
The company also offers its own online portal, helping landlords to stay on top of their properties at a glance and giving tenants easy access to all aspects of their rental in one place, from contracts and payments to maintenance issues throughout their tenancy.
As part of its commitment to providing the best service for landlords and tenants, Beacon is also on the lookout for tenants to register for its property alerts. House hunters that register with Beacon Property can be matched with homes as soon as they come onto the market, before they’re on Rightmove or Zoopla.
