Three new lettings at Astle Outlet Park in West Bromwich have
marked a busy start to the New Year for commercial property agents
Bond Wolfe.
It comes on the back of the firm's successful sale of historic
Grade II listed Astle House next door, originally the printing and
publishing offices for iconic group Kenrick & Jefferson, where
discussions are ongoing with council planners regarding a proposed
refurbishment.
The three separate deals - units 3b, 3c and 3d - all front West
Bromwich High Street.
Bond Wolfe has assisted the relocation of Indian restaurant
Mumtaz from 133a High Street, a site which is to form part of the
new "Eastern Gateway" regeneration project.
Mumtaz, which already has four existing restaurants across the
West Midlands and a good local reputation, is taking a ten year
lease on its new outlet.
Only 99p, a discount general store, has moved into 2,870 sq ft
of space, also on a ten year lease, and, after opening
pre-Christmas, has reported an excellent start to trade.
The third letting is to Serenity Beauty Ltd, hair and beauty
specialists, which has signed up to a five year lease.
James Mattin, managing partner of Bond Wolfe, said: "All have
taken their units on empty - they being never previously occupied -
and have fitted them out to a high standard.
"Only 99p and Serenity Beauty Ltd were attracted after one large
unit was split, a reward for thinking outside the box on how best
to progress the marketing effort.
"We managed to create two lettings and fill void space that had
been sitting empty since construction."
He added: "The three lettings mark an excellent and busy start
to the year for our agency department. They will be a major asset
to West Bromwich.
"Other shop deals in Birmingham city centre and Walsall have
been agreed and are progressing to completion.
"And we have taken instructions on a number of vacant commercial
properties in the region."
Bond Wolfe acted for Possfund Custodian Trustee Ltd, owners of
Astle Outlet Park, on the lettings in conjunction with managing
agents, Realm.
It is the first UK in-town outlet park, offering famous brands
at low prices.
Stores include Marks & Spencer, GAP, Nike and Next.
