Well acquired

Having the right business space is essential for the success of any company. But acquiring new premises can be difficult - are you aware of everything on the market, do you have time to conduct a detailed search, and will you get the best terms?

Generally, companies currently looking for new premises in Northamptonshire are no doubt finding, in some sectors there is an abundance of options whilst in others a chronic shortage of available properties. What many companies are probably not aware of is that they can use agents to acquire properties as well as to sell or let them.

Northamptonshire property specialist, Prop-Search has recently been instructed to act on behalf of clients seeking new properties totalling approaching three quarters million sq ft of space within the county and across the UK. Specific instructions include a 250,000 sq ft logistics distribution centre in the East Midlands, 250,000 sq ft of warehouse accommodation in Crewe, 50,000 sq of industrial space in Northamptonshire and a 15,000 sq ft office building in North Northamptonshire. Other requirements include a one to two acre site in Market Harborough and Newport Pagnell.

One of the misconceptions is that the agent employed will simply look to their own portfolio or flick through the local paper looking at other agents advertisements. At Prop-Search we take a much more proactive approach.

First of all we obtain a detailed brief from the client on their requirement. Secondly, with the benefit of that information, not only do we search the market for existing available properties which suit their need, we additionally identify and contact companies occupying premises which may match our client's requirements but are not necessarily on the market at that time. We also contact other agents and professionals - such as solicitors and accountants - to see if they have clients who are contemplating disposing of their buildings, but have as yet not put them on the open market.

Simon Toseland, a Director of Prop-Search, says: "This proactive approach has proved very successful and we have recently 'flushed out' a number of buildings for clients and negotiated their acquisition 'off market'."

If you are looking for premises and finding it difficult to find anything suitable then you might want to take advantage of this service by contacting Simon Toseland at Prop-Search on 01933 223300 or e-mail: st@prop-search.co.uk
