A new development of eleven Grade A self-contained serviced
business offices within a refurbished 19th Century workshop in the
heart of the East Midlands, has been unveiled on the Buckminster
Estate in Buckminster village, in north-east Leicestershire.
Buckminster Yard features a comprehensive portfolio of office
suites, with each of the units available to let with 'easy-in,
easy-out' fixed, all-inclusive, tenant-friendly terms from only
£15 per sq ft, which includes rent, service charge, heating,
power and all the usual 'extras' that are normally charged on top
of the rent.
The state-of-the-art, serviced office units range in size from
400 to 1160 square feet, making them ideal for small to
medium-sized businesses, start-ups or as regional locations for
national organisations. Unique in the area is Buckminster Yard's
fibre-optic broadband speeds of up to 100MB, one of the highest
rates available in the UK.
Situated between Melton Mowbray, Grantham, Stamford and Oakham,
Buckminster Yard is just five minutes drive from the A1. It is
within easy reach of major road links to Nottingham, Leicester,
Peterborough, York, London and the rest of the UK, as well as East
Midlands and Stansted Airports, and national and regional train
links from Grantham, with trains to London taking just over an
hour.
The Buckminster Yard project has been supported through the
Rural Development Programme for England, which is jointly funded by
Defra and the European Union.

"Buckminster Yard provides the perfect modern working environment
and location for businesses with between two and 15 employees. The
units will be completed early March 2012.
"Our all-inclusive licence terms have been constructed to
empathise with the demands of established, small or start-up
businesses, providing highly competitive fixed overheads, and
incorporating the service and maintenance charge, power, heating
and lighting. The all-inclusive monthly package includes a range of
up to 100MB broadband and telephony packages to choose from,
starting at £45 per calendar month. All the units are
pre-wired on a 'plug and play' basis.
"Through this, tenants know the running and leasing costs for
their business premises from one month to the next. Additionally,
all rentals are structured on the basis of easy-in, easy-out terms,
requiring just one month's notice.
"Each unit comes with the added benefit of low carbon usage
through the specification of advanced insulation, rainwater
harvesting, bright-light natural lighting and bio-mass heating.
"Furthermore, Buckminster Yard is designed to combine a
traditional rural location with the modern needs of the environment
in a contemporary open plan workspace. With an EPC average A
rating, each unit is fully Disability Discrimination Act (DDA)
compliant, with its own kitchen and WC. In addition, the
development has a shower for those wishing to cycle to work."
Buckminster Yard's distinctive interior design features both
brick set and feature timber flooring to entrance lobbies, oak
staircase, retained feature fireplaces, access lift, generous floor
to ceiling heights with exposed rafters and beams. All units are
fitted with double-glazed conservation windows and doors, and a
centralised, locally-sourced, wood-chip fuel system which provides
under-floor heating to all offices.
The office development has parking for over forty cars and
provision for cyclists with covered spaces available. The
landscaping is finished to a very high standard, with retained
mature trees, all of which combine to offer an ideal blend of
