NCC instruct local agent

Having successfully secured an instruction from Northamptonshire County Council, a complex of business units on the Finedon Road Industrial Estate are being offered for sale or to let by commercial property agent Prop-Search.

The Sanders Gate Centre was formerly used as a local day centre providing care for members of the local community with learning difficulties. It comprises some 16,333 sq ft of single-storey accommodation, split between three buildings, with the largest comprising 14,126 sq ft and occupies a self-contained site of approximately 1.25 acres.

The complex is held under a 99 year lease from the Borough Council of Wellingborough from December 1979, with a passing rent of £26,750 per annum exclusive. Prop-Search is seeking offers in the region of £250,000 for the remaining leasehold interest which also has the potential to be extended, or consideration would be given to a new sub-lease, for a term to be agreed.

Simon Toseland, a Director of Prop-Search, says: "We would also be happy to discuss any occupier's specific requirements as the site would also be suitable for further development or complete redevelopment, subject to planning."
