Artifex Studios dances in to new location

A media production company has defied the downturn and set up a studio in Derby, in a move secured by Innes England.

The Derby property agent secured a letting of Unit 5 Prime Industrial Park to Artifex Studios Limited. Artifex was set up by director Ash Stanley in May this year. Since then, Ash and his team of 11, including studio manager Liam Enser, have been developing the company, planning their strategy and searching for the ideal location for their new studio.  

After finding the unit, Arftifex Studios obtained planning permission for a change of use to a multi-use dance school, photographic and recording studio, which will offer a range of activities to the community.  

Ash from Artifex Studios says: "Since we first created Artifex earlier this year, we have been trying to find the perfect location for our studio. The unit on Prime Industrial Park is ideal. It is literally off a main road, and just off a major bus route and only a 10 minute walk from the city centre. A lot of our clients are London based and will regularly be visiting from the capital by train. Our new location is only a 10 minute trip from train station, making it really convenient. 

"As well as the location, we needed a large amount of space to accommodate a large dance studio as well as other areas to produce videos and photographs, so we had really specific criteria. Innes England really understood what we needed, and were really flexible in terms of making themselves available for viewings, so we are really pleased with the result."  

Innes England represented the landlord Valad in the letting of the 3,175 sq ft end terrace unit, situated at the entrance to the estate.

Tim Richardson of Innes England says: "Artifex will be joining other good quality occupiers including Johnsons Trade Decorators, Hydro Systems UK and Windows Direct. The estate has a prominent position fronting Osmaston Road, a main arterial road linking the city centre to the outer ring road.

"The properties provide a mix of accommodation in a very accessible location within a gated courtyard. We have also recently agreed a letting of Unit 9, but can still accommodate requirements from 1,770 sq ft to 8,176 sq ft and flexible terms can be offered."

Stephen Cahoon from landlords Valad says: "We are delighted to welcome Artifex Studios to the estate. The letting demonstrates the quality of the units on offer and our flexible approach to securing tenants. Given the current interest at the estate we should hopefully have some further announcements in the near future."

Prime Industrial Park is a modern estate of 11 units ranging in size from 1,770 sq ft to 8,611 sq ft.
