Demand is rising for industrial units in North Staffordshire,
reports regeneration specialist St. Modwen.
Less than a year after acquiring Queensway Industrial Estate in
Stoke-On-Trent, St. Modwen's management of the site has proven so
successful that just one 1,718 sq ft unit now remains
available.
Properties on the estate have been snapped up by a variety of
occupiers including expanding regional company Lodge Tyres which
purchased a 4,000 sq ft unit with a self-contained service yard in
July. Successful lawn services company Green Thumb signed a three
year lease for 1,726 sq ft of space in August to accommodate its
business growth. A newly constructed compound on the estate has
been let on a five year lease to Belford Brothers Ltd, a
flourishing local skip hire company. Existing tenant C.A.R.S UK
Ltd, experiencing on-going success, doubled its occupancy on the
estate in June, signing a new ten year lease for two units
totalling 8,000 sq ft. A leading refrigeration component
wholesaler, C.A.R.S is enjoying a growing customer base from its
central location in Stoke-on-Trent.
Andrew Cox, Development Manager for St. Modwen commented: "The
success of Queensway Industrial Estate over the past year is
testament to the flexible strategy we have implemented to manage
and market this estate to potential occupiers following its
acquisition late last year. Options to lease and purchase units at
a later date have proven very popular with tenants, enabling them
to occupy a unit without committing capital up front, as have other
flexible deals and incentivised rents. Equally, sensible pricing
has enabled companies such as Lodge Tyres to invest in their own
property on the estate. All of the occupiers have cited Queensway's
prominent location close to the A500 as a major asset to the scheme
and, through offering competitive terms to occupiers, we are
thrilled to have so many thriving local businesses based
here."
The final unit at Queensway Industrial Estate offers a total
1718 sq ft of space. The unit offers contemporary
industrial/warehouse space including office accommodation, toilets
and kitchen facilities. The development is situated on Longbridge
Hayes Road, adjacent to the A500, offering swift access to J15 and
J16 of the M6.
