Greater knowledge of what it takes to complete property
investment agreements could see an increase in the number of done
deals, according to one legal expert.
The Warwickshire Property Forum is hosting a seminar on the
issues facing property investment sales at the offices of Midlands
solicitors, Wright Hassall, on Tuesday, November 22.
David Slade, a partner in the commercial property team at Wright
Hassall and who will be delivering the seminar, feels that by
presenting the solicitor's view of such transactions - as well as
that of both the buyer and seller - he can demonstrate how the
process can be completed more swiftly and efficiently.
This could in turn have a positive impact on one of the markets
worst hit by the recession - inspiring the confidence that comes
with a better understanding of the system itself.
"The property investment sales market has been quite badly
affected by the current economic climate," said Slade.
"The market is all about the sale of multi-tenanted properties
such as offices, shopping centres and industrial estates where the
primary aim for the investor is to make money.
"I think a wider knowledge of how it all works could encourage
more people to take on more deals.
"There are various pitfalls to investment that we frequently
come across. We want to demonstrate how these can be avoided
through some pre-transaction planning.
"This step can often be the difference between a deal being
completed within the four weeks required by heads of terms, or not
at all.
"There are also tax advantages available in investment
transactions which can be of great benefit to a purchaser.
"If surveyors and investors understand this side of the
transaction they can save themselves time and money by coming to
specialist solicitors at the right point in the process, fully
prepared, knowing that everything should run smoothly."
