Office refurbishment specialist Loxton Developments Ltd has just
bought the freehold of landmark office block Pentagon House in
Derby from Tyrebook Ltd.
The 32,000 sq ft building, built in 1989 as the head office of
Williams Holdings, is located opposite the Derbyshire County
Cricket Ground off Pentagon Island. The building is widely
recognised as Derby's premier multi-let office scheme and is
currently occupied by Chubb, Chemring Europe and Infomill with
around 20,000 sq ft available.
Birmingham investment consultants Sampson Moore acted for Loxton
and Derby property agency Innes England acted for the vendor.
Loxton managing director Mark Roberts commented: "Derby is
a thriving city with a strong technological base which has
weathered the recession better than most and we have been looking
to invest there for some time.
"Pentagon House is a prestigious building, which will provide
'grade A' air-conditioned space with raised floors and some of the
best parking in the city. Since there is not a lot of top quality
space immediately available in Derby we are hopeful that Pentagon
House will attract new tenants in the coming months.
We have open-plan suites available from 750 sq ft up to a total
of 20,000 sq ft with two stunning curved "pavilion" suites
overlooking the cricket ground."
Nick Hosking , head of agency at Midlands agent Innes England,
added: "What sets Loxton apart is the personal , hands-on approach
they have as owners and we've been greatly impressed with the fresh
investment they've put into the building since the day they
completed the acquisition. With an excellent parking provision and
a fully capped service charge we strongly believe that we can offer
the best value quality space anywhere within the city."
