A Midlands house builder launched just over a year ago is
bucking the market with luxury sites across the region.
Spitfire Property Group, advised by Lodders Solicitors in
Stratford-upon-Avon, is flying high after allying with IM
Properties plc.
The two have a joint venture agreement to acquire and develop
bespoke, individual, high quality residential schemes within
central England.
Prices start at £350,000-plus.
Spitfire Property Group managing director David Jervis, who has
extensive experience in the Midlands property sector, said: "It is
still a tough market - restricted by the lack of mortgages
available.
"We are targeting people who might be on their third move, have
equity and so can obtain a mortgage; and also those looking to
downsize. It is about quality homes in quality locations."
Nick East, partner and head of the real estate department at
Lodders, added: "Spitfire is delivering bespoke schemes and a
bespoke service.
"Both David and land and projects director Jonathan Dyke have
developed numerous award-winning schemes throughout their careers.
Their new venture is already a success and we have been privileged
to advise them on their various deals."
The scheme furthest advanced is Broadway Cottages in Chalgrove,
Oxfordshire, where Spitfire Property Group has built four large
four-bedroom homes just off the High Street. All but one has been
sold.
At Mill Hollow in Mill Lane, Dorridge, a scheme for five large
executive townhouses launches this month (October). At The Forum,
Lewis Lane, Cirencester, nine three and four bedroom contemporary
townhouses will be released next spring. Planning permission has
recently been obtained for London Road, Moreton-in-Marsh, nine
three and four-bedroom semi-detached and detached homes in easy
walking distance of the thriving Cotswold market town centre.
Applications submitted or in preparation include two sites in
Cheltenham, a second in Dorridge and one each in Knowle and
Stratford-upon-Avon.
Based at IM House, South Drive, Coleshill, Spitfire Property
Group is focusing on new build projects.
Mr Jervis added: "I am very pleased at the way things have been
going.
"The availability of substantial cash resources from internal
funds at IM Properties enables Spitfire to maximise the potential
of a wide range of exciting residential development opportunities.
Just as the Spitfire plane shaped the destiny of World War II, we
are shaping the future of the aspirational housing market.
"While the big boys have begun building again these are mainly
estates - small and medium sized developers constructing bespoke
schemes are still few and far between.
"We offer a personal service, ensuring a director is hands-on at
every stage of the development process. We are passionate about
design, sustainability and quality of construction. We have the
skills, experience and creative flair to blend the latest trends in
interior styles with practical modern day living. Because we are a
niche property company, we have the luxury of being able to
carefully consider each home as if it was our own."
Spitfire Property Group says it is seeking further potential
development sites, with or without an existing planning consent
being in place.
