National building products supplier Toolstation is to become the
first tenant to move into the fourth phase of Vanguard Way, Morris
Property's Trade Park Development on the outskirts of Shrewsbury.
Toolstation is a leading supplier of trade tools, accessories and
hardware products and has 93 branches across the UK, with a further
25 in development.
The 5,000 sqft trade counter was taken by Toolstation at a
headline rent of £7.00 per sqft for a ten year lease.
"Toolstations's investment in state-of-the art, accessible
warehousing means our extensive range of products can easily be
purchased over the counter. Our new unit at Vanguard Park meets all
our specification needs and Morris Property's competitive rental
rates help us to deliver high quality products at low prices," said
Philip MacLauchlan of Toolstation.
The fourth phase of Vanguard Park comprises six new trade
counter units, split into 2,500sqft, 3,750sqft and 5,000sqft units.
Each unit is constructed to a high specification, with Kingspan
insulated wall panels, full height glazing to the front elevation,
forecourt customer parking and an electric loading door and secure
compound to the rear.
Liz Lowe, Head of Estates, Morris Property commented: "We are
delighted to welcome Toolstation to Vanguard Park. This development
continues to be popular with local and national trade counter
operators alike - bucking the trend with 66% of the new development
under offer prior to its completion in June this year."
Vanguard Park has more than 25 occupiers trading from more than
65,000sqft of trade counters space. Occupiers and owners include
VW, Eurocell Building Plastics, Rexel UK and Motorworld.
