Leading Birmingham-based building services provider J S Wright
has won a circa £1 million contract to help regenerate a
large housing estate in South West London.
The Aston company, which opened its first London office this
year, is to provide all the mechanical and electrical services for
Phase 1b of Durand Close in Carshalton.
The outdated 1960s council estate, which had above-average
antisocial behaviour problems and historically the highest child
density in the South East before its 295 homes began to be
demolished in 2009, is undergoing a £56-million revamp.
Rydon Construction has commissioned J S Wright to equip the
latest phase of 53 replacement homes and a new community centre in
a development that will eventually have 474 homes managed by
national affordable housing provider, Affinity Sutton in
partnership with Sutton Council.
The company has already started work on the eco-friendly
dwellings, which are being built within buildings ranging from one
to six-storeys in height with 19 homes earmarked for shared
ownership. Completion of this phase is scheduled for March
2012.
The new properties are to replace unsuitable concrete
panel-constructed flats that had become increasingly expensive to
repair and difficult to let.
The £735,000 mechanical element of the contract includes
installing, testing and commissioning above-ground drainage,
domestic hot and cold water services, low temperature hot water
heating services, extract ventilation and automatic controls.
All the mechanical, electrical and public health engineering
services have been designed by the Calfordseaden Partnership to
fully comply with the Code for Sustainable Homes Level 3.
The electrical element of the contract, valued at
£345,000, includes the installation of a mains and sub-mains
distribution network, lighting for communal areas,
telecommunications, and an advanced IRS (Integrated Reception) TV
system.
The project also involves providing video access controls, fire
and smoke detection equipment incorporating automatic opening
vents, and lift and general power supplies.
