Free guide launch sees top surveying tips shared

A local firm of leading property specialists is offering a helping hand to house buyers across the county by launching a free guide to choosing a suitable surveyor.

Shropshire-based Nock Deighton has put together a series of top tips which are available to view at its www.nockdeighton.co.uk website.

Whilst mortgage providers do carry out their own valuation report, Nock Deighton is calling on buyers to have their own more detailed inspections carried out by qualified chartered surveyors, so that any structural, maintenance or insurance issues with the building, for example, are discovered ahead of any contracts being exchanged.

Nock Deighton's new guide offers a number of handy pointers for finding a suitable surveyor, including only working with professionals fully registered and regulated by trade body the Royal Institution of Chartered Surveyors (RICS), the importance of a surveyor's local knowledge, and how the time of year can impact on the length of time it takes to get a survey completed.

"The Council of Mortgage Lenders urges house buyers not to rely solely on a valuation report, and we support this advice whole-heartedly," David Perrin, Director of Nock Deighton and Head of Professional Services for the company, revealed. "It is absolutely essential to instruct a qualified chartered surveyor to carry out a more in-depth inspection, whether a Homebuyers Survey and Valuation Report or a full-scale Building Survey, which will both pick up any potential problems with the property before a deal is concluded.

"While there is a small additional cost in having a survey conducted, in many cases it can actually save money long-term. Finding out about any structural issues with the building can help buyers make a more informed decision about concluding a deal, and can even give them the evidence to renegotiate a lower price.
