GVA's property management team has been appointed by asset
managers F&C REIT Ireland to manage Victoria Square House, one
of Birmingham's most high profile office buildings, located
opposite to the Council House on Victoria Square in the centre of
the city.
With a historic, landmark chateau-styled façade dating
back to the 19th Century, Victoria Square House boasts a grand
reception area with marble pillars, which leads through to circa
160,000 sq ft of Grade A office space arranged over six
floors.
Christopher Hipkiss, regional director of GVA's Birmingham-based
property management team comments: "This is a great time to be
taking on the property management responsibilities for Victoria
Square House, as we are currently managing a complete area upgrade
to the lobby areas of the building. We are also working on a
programme to bring the exterior stone work up to the same
exceptional standard as the recently renovated Town Hall, which was
re-opened in 2007.
"Victoria Square House offers some of the largest floor-plates
in the city, which is very attractive to a number of large
occupiers. This trophy address and prime location ensures it is a
very well-let multi-tenanted building, and we will be working
closely with all of the tenants to actively manage the building
going forward."
Leading law firm DLA Piper is the largest tenant, part occupying
four floors of Victoria Square House, together with the Gambling
Commission and the General Teaching Council. Other tenants include
Hudson Global Resources Ltd and OFWAT.
Rowena Crowley, property manager at F&C REIT Ireland asset
managers: "Victoria Square House is one of our prime property
assets in the West Midlands and we are currently working to raise
the profile of this landmark building in the regional marketplace.
We selected GVA as property managers, due to their experience and
reputation in the marketplace, quality of management and their
hands-on team."
As part of GVA's strategy for managing Victoria Square House, it
will be reviewing and implementing new policies that are
environmentally friendly and will have a positive impact on the
service charge costs for the building.
GVA's in-house utility procurement experts will also be working
with F&C REIT Ireland asset managers to assess how best value
can be achieved for the building occupiers.
