First class office opportunity near New Street Station

 

A well-known Birmingham former nightclub that was destroyed by fire has risen from the ashes and is on the market following an extensive restoration project and is now set to benefit from the £500 million redevelopment of the adjacent New Street Station.

The beautiful Victorian Grade II listed building in John Bright Street was once home to the Edwards No.8 club and rock venue. Many top rock and pop bands appeared at the venue, including Nirvana and Radiohead, before the fire struck in November 2006. It is now set for a new lease of life thanks to owner, Birmingham Properties Group.

The £3 million building has been completely restored and is being marketed as a potential office headquarters targeted at organizations that want to benefit from being located adjacent to the new station.

John Tebbutt, managing director of Birmingham Properties Group, said: "This is a beautiful stone terracotta and brick building which we have carefully restored over the past 18 months. It now offers potential as an office HQ building in a fantastic location that is very close to the New Street Station extension, the new John Lewis store and the Mailbox.

"This is a very rare opportunity to purchase a building of this quality which is located in the heart of the city core. The fire destroyed the entire internal structure but this has allowed us to create open plan floor plates so it offers very flexible space. There is a usable basement and four floors amounting to a total of around 25,000 sq ft of space."

He added: "A purchaser is now being sought to either take the property as it is, or we will provide a bespoke fit-out subject to agreeing terms."

John Griffiths, of BPG's agents GBR Phoenix Beard, said: "There has been a noticeable increase in enquires since work at the station really became visible. A number of charities in particular have seen the opportunity to buy in an incredibly strategic and convenient location.

"But it has been the interest from training and medical organizations in particular that prompted us to secure the much coveted D1 consent. This property now presents an incredible opportunity in terms of value and location."
