St. Modwen has achieved 100 per cent occupation at its Centre 38
scheme at Barton Business Park following the letting of the final
and second largest property to Simarco International Limited.
The international freight and logistics specialist has signed a
10 year lease for the 30,701sq ft facility as part of its on-going
UK expansion. The multi-million pound haulage and freight depot
will enable the company to forge even closer ties with the
Palletforce network, of which it is a member, with Centre 38
situated less than five miles from Palletforce's own hub.
Simon Reed, Simarco's managing director, commented: "We took
time to fully investigate all our options as we wanted a facility
which not only gave us the potential to handle large volumes of
freight immediately but could grow with our business. In the end,
we decided that Burton represented the very best choice possible
for us and are grateful to all those who helped us make up our
minds."

are delighted that Simarco has taken occupation of the final
property at Centre 38. The company has an excellent international
reputation and joins other leading occupiers at the development
including Argos, Bombardier and Pirelli, all of which have

Centre 38 is the latest phase of St. Modwen's hugely successful
Barton Business Park in Barton Under Needwood. The 125-acre
business park situated off the A38, is now 100 per cent occupied
with additional design and build opportunities also available.
St. Modwen has two further developments strategically located
on the A38 and A50 corridors - Stretton Business Park and Hilton
Business Park, which lies less than a mile from the A50.
Also generating much occupier interest, St. Modwen has signed
four new deals at Hilton Business Park. Existing occupier Trade
Price Stone has doubled its 12,500sq ft of space at the development
signing a new lease for 25,000sq ft and Ascott Transport Ltd has
taken occupation of 50,000 sq ft. European Exhaust and Catalyst Ltd
has signed a new lease for a 5,710sq ft unit at the development
while building and automotive specialist, Johnson Controls Ltd has
signed a lease on a 6,000sq ft unit at the development.
Just one until which is currently under offer remains on Plot 2
at Hilton Business Park. Within the existing space at the
development, a further 200,000 sq ft of quality industrial and
warehousing space is available at very competitive rates. In
addition, 13 acres of open storage space is available within this
secure environment which benefits from a manned gatehouse and
24-hour security. Design and build opportunities are also available
to meet specific occupier demands.
Stretton Business Park in Burton on Trent has just one 8,800sq
