Serviced office space company Pure Offices Ltd is developing a
new office block in Oldbury, West Midlands.
The Newbury based company are developing The Oldbury Centre,
which is under construction at the junction of the A4034 Bromford
Road and McKean Road, adjacent to the West Coast mainline railway
station at Sandwell and Dudley.
The Oldbury Centre is a purpose built serviced office being
constructed by Gloucester based Barnwood Construction Ltd. The
serviced offices are situated on the one-acre site in the Black
Country, in the heart of the Industrial West Midlands and minutes
from Birmingham City centre.
"The development is in an ideally placed location", says Roger
Thomas, centre manager at Pure Offices. "Sandwell and Dudley
railway station provides links to the National rail network via the
Glasgow-Euston West Coast Rail network and is an easy journey into
Birmingham City centre. The rail link also connects the UK's major
cities and conurbations including Manchester, Wolverhampton,
Coventry and Milton Keynes with London - we believe this forms a
significant attraction for tenants. This line will also eventually
connect via Birmingham with the proposed HS2 high speed rail link
to the Capital."
The offices are close to the Midlands motorway network with
access to the M5, M6, M42 and M40 motorways.
The Oldbury Centre is an addition to Pure Offices' existing
property portfolio which includes serviced offices in nine other
locations including Leamington Spa, Birmingham, Gloucester and
Oxford.
The Oldbury Centre will cost £2.5m to construct and offers
66 offices over three floors. The flexible spaces available include
165 sq ft - 854 sq ft offices with a monthly licence fee and no
long term contracts.
"The Oldbury Centre offices offer inclusive terms and a turnkey
solution to "clean" businesses looking for flexibility but instant
availability at the same time", says Roger. "On signing of the
licence tenants can move in immediately as everything is in place,
including fast internet broadband. We ask just one month's rent as
deposit, along with the first monthly rental and comms - nothing
else is required up front, and the space can be rented from as
little as £79.00 per week."
The offices all have a choice of broadband speed of up to 30mb
Broadband speed, VOIP telephony and a secure key system offering
24-7 access together with secure parking. Each suite has its own
electricity meter and the block is Environment B rated. There are
toilets and a kitchen on each floor, a ground floor reception area,
a centre manager's office, disabled toilets, shower and a lift.
Tenants have access to a meeting room, which is available to rent
at £50 per day.
"This is our first foray into the Black Country and we're really
encouraged by the support we've had so far for this development",
says Nick Smith, managing director of Pure Offices. "We're also
surprised by the amount of varied and thriving small businesses
there are in this area, including medical technologies, research,
engineering, software and design companies. The Oldbury Centre is
situated in a great position for accessing Birmingham and the rest
of the West Midlands and we are expecting take-up to be extremely
rapid.

The Oldbury Centre is on schedule to open in October 2011.
