Lambert Smith Hampton (LSH) has successfully identified and
acquired for clients a modern 6,800 sq ft warehouse unit at Maple
Court, Forest Business Park near Coalville.
LSH acted on behalf of developer Parkridge Holdings who were
looking to relocate an occupier from a site in Coalville in order
to facilitate redevelopment.
The occupier, M&C Jones Electricians, had specific
requirements in terms of location and quality and the developer had
a strict timetable to adhere to. The transaction illustrates the
advantages of instructing a professional agent to act on
acquisitions: LSH had the local knowledge and expertise to identify
this opportunity off market.
Craig Jones of M&C Jones Electricians says "our relocation
to larger premises on the Business Park will provide our company
with an excellent opportunity to expand the business and
furthermore, lead to the creation of new jobs in the future. The
property at Maple Court is exactly suited to our needs. As a
Company who carry out work nationwide, moving out of the town
centre provides us with much improved accessibility and will be of
huge benefit to us".
Geoff Gibson, a Director of LSH says "this acquisition was
particularly pleasing as it illustrates the advantage of appointing
ourselves, our knowledge resulted in identifying this opportunity
off market and terms were successfully and quickly agreed. We
have acted for a number of occupiers over the years on acquisitions
up to 150,000 sq ft. and have recently received instructions from
another client to acquire 20-25,000 sq ft to the west or north of
Leicester. Within a matter of days we have identified a
possible suitable property, again off market"
