High class homes at historic boys school unveiled

Plans to convert part of a former boys preparatory school near Worcester into beautiful homes with stunning views of the Malvern Hills have been unveiled.

Robert Champion, partner of Worcester-based agents Halls, said the proposals for three new homes at Aymestrey Court have been submitted to Malvern Hills District Council planners.

The scheme involves the conversion of a former boys preparatory school into desirable homes. They will be packed with period features but designed to the highest modern standards.

The principal mansion at Aymestrey Court was formerly known as Crown East Court. It was built by Albert Hudson Royds who acquired the Estate of Crown East in 1855. The architect for the mansion is believed to have been William J Hopkins, the Worcester Diocesan architect at the time. In 1922 Crown East Court was sold and became a preparatory school in 1923.

Although not a listed building, it is a significant building of historical importance and quality. The site remained a boys' preparatory school until 1997 when the school was closed, partly as a result of the diminishing support for a single sex preparatory school.

Planning consent was obtained in 2004 for the conversion of the principal mansion into four homes. These comprise three separate portions of the mansion - two at the east end and one at the rear which have been sold.  The fourth unit, which comprises all the remainder of the mansion, is now the subject of the new planning application for three homes.

Mr Champion said: "This is an important and well known mansion building in the local area. With its use as a boys' preparatory school having ceased some years ago, and with the requirement from the family in ownership to reside in only part of the building, a conversion to manageable residential units made most sense financially.

"We were asked to advise on converting the remainder of the building into three further residential dwellings which we believe will be highly sought after, particularly given the nature of the building and the wonderful views over the Malvern Hills to the south and west."

Aymestrey Court benefits from magnificent internal features such as the impressive main hall with large open fireplace, the old school dining room with fabulous views out towards the Malvern Hills and a network of former dormitories and washrooms on upper floors, which lend themselves to being converted to generous residential accommodation.

The abundant space both internally and externally means that this former preparatory school is capable of being subdivided to create attractive residential dwellings, in a semi-rural environment. It provides purchasers with the opportunity of benefiting from living in an attractive building architecturally but without the sizeable overheads associated with the upkeep of a large mansion building.

Mr Champion added: "It has been important to design the dwellings in such a way so as to provide manageable space for prospective purchasers and, subject to planning permission being granted, we will be in a position to offer three development opportunities which will be of interest to developers and owner/occupiers alike."
