Lane affordable housing scheme that J S Wright will be fitting out
in Enfield, London for Galliford Try
One of London's largest affordable housing schemes is to rely on
the design and build skills of nationwide building services
provider J S Wright.
The Birmingham-based company has won a £3.2million phased
contract with housebuilding and construction group Galliford Try to
design and install all the mechanical services for a mix of 221
apartments and houses along with associated office space at
Watermill Lane in Enfield.
The accommodation is being equipped with the latest sustainable
technology for Origin Housing, a leading affordable housing
provider in North London, as part of a £24million
regeneration project that is scheduled to be completed by May
2013.
J S Wright has already started work fitting out a central plant
room with gas-fired condensing boilers that will operate with a
combined heat and power (CHP) unit to deliver renewable energy to
128 'key worker' homes, 16 houses and 77 flats for the affordable
housing market.
The company will also be installing a boosted cold water system
to serve all the apartments, each of which will be equipped with an
hydraulic interface unit to receive and produce low-pressure hot
water heating and domestic hot water direct from the mains on
demand.
J S Wright will also be supplying and installing the sanitary
ware for each bathroom and providing all residents with the
security and reassurance of a smoke control ventilation system.
Included within the brief are automated BMS (building management
services) controls to enable Origin Housing to monitor service
performance and energy use.
In addition, the company will be installing a VRV (variable
refrigerant volume) heat recovery ventilation system to
automatically match the precise requirements of 256 square metres
of associated office space.
The new deal follows the completion by J S Wright of a
£1.5million contract with Galliford Try to design and install
sustainable services for Elmgrove House, an iconic 20-storey
development in Plumstead managed by ASRA Greater London
Housing.
