GVA'S property management team has been appointed by Opus Land
to manage the Opus 40 business park, which is located just off J15
of the M40. As well as managing the communal areas and parking
across the 35 acre business park, GVA will be working closely with
the development team on the planned future phases.
IBM occupies two buildings at Opus 40, totalling 194,000 sq ft
and telecommunications giant telent plc is based in a striking
90,000 sq ft office building. A 1.6 acre plot opposite the telent
building is currently being developed by Whitbread plc for a 122
bedroom Premier Inn, which is due to open before the end of
2011.
Planning consent has been granted for the next phase of
development at Opus 40. The masterplan for the new space comprises
four separate buildings ranging from 30,000 sq ft to 80,000 sq ft,
however, design and build requirements of in excess of 100,000 sq
ft could also be accommodated at the park. In total there is 15
acres of office development land at Opus 40.
Guy Thompson, director in GVA's Birmingham-based property
management team comments: "Opus 40 is a well-established business
park in a superb location and since acquiring the 35 acre site five
years ago, Opus Land has sought to maximise its great potential.
With the 122 bed Premier Inn hotel now under construction and
planning in place for a further 260,000 sq ft of office space, this
is an exciting time to be brought on board as property
managers.
"We are setting in place a very close and active management
regime, working alongside the park's occupiers. We are also looking
strategically at how the park management will be structured as
further development takes place."
GVA's office agency team is working together with Coventry-based
Bromwich Hardy to promote the pre-let opportunities for high
quality, highly sustainable new office space.

The new Warwick Premier Inn will produce approx 45 jobs when it
opens later this year. The site on Opus 40 was strategically
selected to meet the demand generated by companies based on and
around the business park.
