Firms offered new lease of life at business park

Entrepreneurs, start-up companies and firms experiencing business growth are being encouraged to relocate to a Birmingham business park following the launch of two new flexible lease packages.

SEGRO Plc has announced the introduction of the 3-6-9 Lease and the Enterprise Lease for customers at its Kings Norton Business Centre in the south of the city.

SEGRO leasing manager Jane Leedham said the new package of leases had been developed to encourage smaller businesses and entrepreneurs after the company recognised it needed to adapt to current tough market conditions. The leases offer firms flexibility combined with certainty of cost.

Jane said: "At SEGRO we want to do all we can to support businesses. We've listened to business leaders and entrepreneurs and have adapted our lease packages to suit their requirements. With the 3-6-9 Lease and the Enterprise Lease we are providing companies with flexible options which we hope will allow them to prosper and grow at Kings Norton Business Centre and across our holdings in the UK."

Companies that have already taken advantage of the new leases include Wates Construction. The company has taken an Enterprise Lease recently on 37 Sovereign Road. An existing customer, Wates Construction needed a different unit and flexibility on the break whilst establishing their longer term needs, said Jane.

The 3-6-9 Lease is a nine-year lease with breaks at three and six years, offering greater flexibility to the standard lease. Greater certainty of cost to assist with customers' budgeting over the term of the lease is provided via capped service charge increases and three yearly rent reviews implemented as 3%p.a. compound interest fixed uplifts.

The Enterprise Lease is a short-term, three-year lease suitable for smaller units, or, older stock identified for redevelopment in the near future. This Lease offers maximum flexibility of term with breaks after one year followed by a rolling break thereafter subject to three months notice.  Service charge and insurance are included in the rental.

Kings Norton Business Centre is the premier Business Centre in south Birmingham, meeting the business space needs of a diverse range of companies. The location of SEGRO Plc's regional office on-site at KNBC allows customers direct contact with the leasing and management teams, enhancing the service on offer.

Located on a 24.3 hectare (60 acre) site, the development is wholly owned by SEGRO Plc whose local management team is able to cater for the needs of the occupiers from its on-site regional office. The estate is maintained on a structured basis providing a first class business and working environment, with tenants benefiting from 24-hour mobile security, CCTV coverage and consequential low crime rates.
