Two lettings have been secured in as many months at the Hounds
Gate office development in Nottingham city centre.
The deals have been brokered by joint agents, DTZ in Nottingham
and FHP acting on behalf of landlord, Catalyst Capital
LP.
In the first of the deals, 5,635 sq ft of office space on the
second floor of the scheme has been let to Severn Trent on a 10
year lease. Severn Trent was represented by Lambert Smith Hampton.
A further 2,041 sq ft of space on the fifth floor has been let
to recruitment consultancy, Badenoch & Clark on a five year
lease.
The Hounds Gate scheme provides high quality refurbished office
space and is centrally located with good access to Nottingham's
amenities and transport links. Other occupiers in the multi-let
building include Browne Jacobsen and Vasek Insurance.
The remaining available space at the building is due to undergo
refurbishment later this month. This includes 7,689 sq ft of self
contained accommodation on the ground floor which benefits from
sole use of the courtyard garden and a further suite totalling
3,607 sq ft on the third floor. Once complete the refurbishment
will provide high quality open plan office space which will
maximise natural lighting and benefit from comfort cooling
throughout, suspended ceilings, new carpets and LG7 compliant
lighting.
George Alcock, Surveyor at DTZ in Nottingham, commented: "We are
confident that the quality of the refurbishment will see the
remaining space being snapped up by occupiers keen to secure
centrally located and well specified office space."
James Hartley, Surveyor at FHP, said: "This is a great way to
start the year with these two deals completing in such quick
succession. The two suites were already refurbished to the same
high standard as the remaining suites will be, so we are very
confident that once the refurbishment works have been finalised we
will see a great deal of interest."
He added: "The lettings are testament not only to the quality of
the office space on offer but also to the landlord's flexible and
tenant friendly approach which is a real aid in what is a very
competitive city centre office market."
