Bigwood’s Black Country auction bargains

There are bargains galore in the latest Bigwood auction as new price realism begins to take root.

And that is good news in particular for Black Country first time buyers struggling to qualify for mortgages and raise deposits.

According to Bigwood the archetypal three-bedroom semi-detached is back to being affordable for many.

But high end property owners now also understand that the changed housing fundamentals look here to stay.

"I have hardly ever seen so many cheap deals available," said director Jonathan Hackett.

The auction goes ahead on Thursday May 19 in the Holte Suite at the Villa Park Conference Centre, part of the Aston Villa football club complex on Trinity Road, Aston, Birmingham..

There is a huge total of 133 lots comprising residential and commercial property, land and development sites and a considerable number of ground rents. Sellers include Birmingham, Sandwell and Wolverhampton councils, housing associations and LPA receivers.

At the truly cheap end is 123 Cinder Bank, Netherton, a three bedroom mid terrace, £34,000 to £38,000; 146 Common Side, Pensnett, a three bedroom mid terrace, price £49,000; 77 Alexandra Road, Tipton, a four bedroom detached, which can be picked up for £48,000-£53,000, and 210 Wellington Road, Bilston, a three bedroom semi detached, guide price £50,000-£55,000.

Other three bedroom semi detached opportunities include 43 Flaxhall Street, Alumwell, Walsall, and 21 Hughes Road, Moxley, both with a guide price of £50,000-£55,000; 41 Ettingshall Road, Bilston, £60,000-£64,000; and 21 Victory Avenue, Wednesbury, in excess of £70,000 but complete with a Jacuzzi bath.

Other attractions feature 20 Cinder Bank, Netherton, three bedroom detached, guide price £98,000-£103,000; 5 Glen Court, Compton, Wolverhampton, a three bedroom town

House, £100,000; 5A/5B Park Crescent, West Park, Wolverhampton, a ground floor flat

£68,000-£73,000; and 112 Bunkers Hill Lane, Bilston, £148,000-£153,000, a three bedroom detached.

Bungalows too are becoming far more affordable.

A detached 1950s double fronted bungalow at 3 The Straits, Lower Gornal, is under the hammer at a guide price of £194,000-£198,000 while newly built two bedroom detached, 15A Tudor Road, Rowley Regis, is available at £100,000-£110,000.

Meanwhile 42 Claughton Road, Dudley, a semi detached property most recently used as an eight bedroom care home, has a guide price of in excess of £100,000.
