A rare opportunity to secure a large site of good quality
warehousing and offices, with further potential for additional
buildings on adjacent land, has come to the market in
Worcestershire.
Corbett Business Park, at Shaw Lane, Stoke Prior, near
Bromsgrove, consists of a 10,800 sq ft office building and two
warehouse units of 73,000 sq ft and 25,000 sq ft. It also offers a
six-acre plot of land for further development.
Being located just two miles from junction 5 of the M5, it has
excellent access to the wider motorway network including the M6,
M42, M40 and M50.
Richard Tomlinson, of Worcester-based agents Halls Commercial,
said: "Corbett Business Park provides a very good opportunity for
manufacturers or distribution companies that may be considering
relocating to a site with first class transport links.
"It is in a semi-rural yet very close to the motorway. It is
self contained and very secure, having security gates, a gate house
and its boundaries include a railway to the rear and canal to the
front. It is also possible to easily sub divide the units to suit
the space that is required by occupiers."
Halls Commercial provides specialist commercial property
services to a wide range of clients throughout the Worcestershire,
Herefordshire, Shropshire and wider Midlands Region.
Partner Robert Champion said: "It is well documented that there
is a national shortage of good quality distribution warehousing
throughout the UK and therefore this site is a rare opportunity
which will appeal to many businesses.
"We are in discussions with logistics companies, storage and
distribution firms and manufacturers. The shed market has held up
very well and we are getting to the stage, particularly around
Worcestershire and south of Birmingham, where there is a distinct
lack of supply of big sheds.
"There isn't a lot of land available either for these
developments so if a company needs a big shed relatively quickly
they really don't have too many options. Corbett Business Park is
in good condition, has good eaves height and is economically very
attractive."
Formerly occupied by Linpac, all the buildings are now vacant.
They are being offered freehold or leasehold, either as a whole or
sub-divided as required.
Richard Tomlinson added: "Corbett Business Park is an ideal
location for a major storage and distribution company or a
manufacturer. The larger warehouse is divided into four equal bays
of 18,000 sq ft and has eight level-access loading doors, a loading
canopy and automated racking. It has an eaves height of 6.5 metres.
The smaller warehouse is divided into two equal bays of 12,500 sq
ft with similar specification and comes with planning consent to
extend by an additional 17,380 sq ft. The business park may also
suit companies that require smaller units as the existing
warehousing lends itself to being sub divided."
The two-storey offices are located at the entrance to the site.
Constructed in 2004, the building is well specified throughout and
has lift access, air conditioning, recessed lighting and 52
designated car parking spaces.
Located to the east of the smaller warehouse, the six acres of
land is suitable for B1/2/8 development and is accessed via a new
road to the rear of the office and warehouse buildings. For more
