National commercial property consultancy Lambert Smith Hampton
(LSH), Salloways' Burton-on-Trent and Derby offices and Savills,
have been appointed joint letting agents on one of the biggest
mixed use business parks the Midlands.
Bretby Business Park, near Burton-on-Trent, is home to more than
70 businesses occupying approximately 370,000 sq ft of
accommodation on a 33 acre site
On behalf of owners Henderson and specialist asset managers
Centurion Properties, the joint agents are marketing three bespoke
opportunities.
These include Bretby 19 - an existing high bay warehouse, Bretby
House, a two-storey suite of offices, and Bretby 50, a 3.5 acre
undeveloped site offering opportunities for development as a single
facility or three smaller units.
Bretby 19 is ready for immediate occupation and provides a high
bay 19,665 sq ft industrial warehouse building with 10.5 metre
eaves making it ideal for storage or warehouse operations.
Bretby House is a 14,400 sq ft office building which can be a
single building or individual office suites from around 600 sq
ft.
In addition the agents are marketing and seeking expressions of
interest in two design and build schemes on a 3.5 acre site at the
entrance to the business park, named Bretby 50 and Bretby Heights.
Bretby 50 provides a single warehouse building of up to 53,000 sq
ft with dock and level access loading, 10 metre eaves, a yard and
car parking. Bretby Heights provides three smaller buildings
ranging from 13,200 to 58,000 sq ft which can be tailored to suit
individual occupier requirements.
Alex Hanna, Associate Director in LSH's Birmingham-based
Industrial and Logistics Agency team said, "Bretby Business Park is
easily accessible from the A50, A38, M1, M6 and M42. Birmingham,
Nottingham, Burton-on-Trent and Derby are all within easy reach.
Given the current lack of sites above 50,000 sq ft in the Midlands,
we are expecting a lot of interest in these opportunities and are
already talking to some occupiers who are finding there is limited
product on the market to satisfy some of their requirements."
Phil Randle, Managing Partner at Salloway, said, "We have a
variety of opportunities available at Bretby which will meet a wide
range of occupier requirements. With good public transport links
and plenty of on-site parking this is a valuable alternative to
other nearby office locations, allowing companies to enjoy an
intensively managed and attractive landscaped environment."
An official launch on site attracted several key industrial and
office agents in the region. Kate Chandler, surveyor at Savills,
said, "The agents were highly impressed by the business park and
the opportunities available. Several leads have been established as
a result and we hope to hold more detailed negotiations with agents
and occupiers over coming weeks."
