A substantial development opportunity has presented itself on edge of Retford, Nottinghamshire, providing the chance to develop a landmark site.

The prestigious former home of the King Edward VI School is for sale following the school moving to new premises three years ago. The 5.74 acre site is currently owned by a registered charity whose Trustees are looking to dispose of its freehold interest to secure the long term future of the site and principle buildings.

The attractive Grade II listed buildings are divided into three basic forms. The South Eastern block is residential in scale with a gross internal floor of approximately 588m2 (6,330 sq ft). The central areas comprised of large spaces including the library, dining halls and theatre and extends to approximately 1147m2 (12,351sq ft). The classroom block to the North West is commercial in style with a series of classrooms on two floors extending to 589m2 (6,340 sq ft).

The size of the site and its buildings make it ideal for a range of uses including the possibility mixed use development of residential and commercial.

The site lies adjacent to Retford Town Centre, fronting to the East side of London Road (A638), which is the main entry to the town from the South. The rear of the site is accessed by Dominie Cross Road.

Retford is well placed for taking advantage of large parts of Yorkshire and Nottinghamshire via an efficient road network. The A1 trunk road and motorway networks allow access to the major towns and cities of Sheffield, Doncaster, Lincoln, Worksop and Nottingham.

Kevin Benson, Partner at commercial agents Fisher German, comments "This is a prime opportunity to create a landmark development. Not many opportunities such as this present themselves. We have already had numerous enquiries from interested parties who have put forward an array of ideas for development of the site. I envisage this site being used as mixed scheme or alternatively as a residential development and given its potential I expect receive a lot of very good offers".

The King Edward VI School is being sold by Fisher German with informal tenders invited by 12:00pm on Friday 13th May 2011. For further information, please contact Kevin Benson at on 01777 719148 or email Kevin.benson@fishergerman.co.uk
