Multi-channel building supplies distributor Toolstation has
opened a trade counter in Worcester, after completing a deal on the
6,823 sq ft Unit 302 at St. Modwen's Great Western Business
Park.
Situated half a mile from the centre of Worcester, the first
completed phase of Great Western Business Park comprises a total of
18 high quality industrial and storage units ranging in size from
2,218 sq ft to 23,468 sq ft. As part of its ongoing growth
strategy, Toolstation has signed a 10 year lease on a unit at the
business park on Tolladine Road and its Worcester branch is now
open to the trade and public, carrying a comprehensive stock of
more than 10,000 products.
Philip MacLauchlan, managing director of Adept Consultancy UK
Limited, property advisors to Toolstation, said: "Worcester was a
target city within our expansion plans as our research highlighted
that the city has a direct catchment area of more than 80,000
people, with the demographic fitting with that of our target
market. There are also high levels of older private housing stock
throughout Worcester which may require maintenance, together with
high levels of building activity and active tradespeople.
"The decision to invest in new premises at Great Western
Business Park was based on three factors. The central location of
the business park - just three miles from junctions 6 and 7 of the
M5 and within walking distance of Shrub Hill and Foregate Street
Stations - means it is accessible to the city's population and this
is key for a distributor establishing a presence in a city.
Furthermore, the trade counter is within close proximity to a range
of complementary trades in building-related industries; and finally
the warehouse unit was complete and ready for fit out, which meant
we were able to open the facility within a short timescale."
At Great Western Business Park, 14 of the completed units are
now either let or sold, resulting in just four units presently
being available to let or for sale on flexible, competitive terms.
Current occupiers include Pickfords, Lightsource Europe, SPAL
Automative UK Limited, Storage King, Materials Solutions and
Bromsgrove Motor Factors.
Julie Rossiter, senior asset manager for St. Modwen, said: "A
succession of deals has been completed at Great Western Business
Park throughout 2010, and St. Modwen is delighted to welcome
Toolstation to this growing community of businesses. This latest
letting is testament to Worcester's status as a location with many
advantages for today's businesses, and the city continues to
attract national occupiers. Great Western Business Park has played
a role in this success by providing quality new industrial/ storage
and warehouse space in a secure business park environment. Together
with our agents Halls Commercial, our focus is now on continuing to
liaise with potential occupiers for the remaining five units as we
approach 2011."
