Wolverhampton City Council has granted detailed planning
approval for the first 314 new homes to be constructed on the 88
acre Goodyear Works site, located off Stafford Road.
The residential planning application is the first to be made as
part of a joint venture between St. Modwen and Persimmon plc
established in August 2010. 2,000 homes - with an end value of
£300 million - will be built on seven St. Modwen-owned sites
across the UK over the next five years, with the potential for the
number of sites to be increased in the joint venture. This
encompasses the £150 million redevelopment of the Goodyear
Works plus other landmark schemes including the creation of a
£1 billion sustainable new community at Glan Llyn in Newport,
South Wales and a £1.2 billion scheme at Coed Darcy in
Neath.
Commenting on the joint venture planning approval, Steve Burke,
construction director for St. Modwen said: "We are delighted to
have been given the green light to drive forward this exciting new
residential development. Goodyear is extremely significant site
within the city of Wolverhampton and one where we aim to not only
deliver a thriving new community but also, through the development
process, create hundreds of new jobs for local people."
Daniel le Neveu, group development director, Persimmon plc said:
"We are very pleased to achieve the detailed planning consent for
the development so swiftly from the submission of the application
in December last year. We are excited about creating a new
community with St. Modwen and work is expected to begin in April,
our first joint venture following the signing of the ground
breaking agreement just eight months ago. The development will
offer a choice of two, three and four bedroom homes to be marketed
for sale by Persimmon Homes.''
18 acres of the 88 acre regeneration scheme remains occupied by
manufacturer Goodyear which has leased back the land from St.
Modwen to accommodate its operational facilities. Outline planning
permission was granted in 2007 to redevelop the remaining 70 acres
to create a vibrant mixed-use development, including retail,
residential, the retention of the Sports and Social Club, and the
proposed new Neighbourhood Park. Progress is already underway
onsite where St. Modwen is currently undertaking ground clearing
works plus the delivery of a new access road and 17,000 sq ft Aldi
foodstore.
Bordered by Stafford Road in Wolverhampton, the Goodyear
regeneration scheme is a short drive from junction 2 of the M54 and
Wolverhampton city centre.
