Just two units now remain at St. Modwen's 60,000 sq ft Fenton Trade Park development of speculative industrial and distribution space in Stoke-on-Trent. 

Comprising 22 small industrial and warehouse units ranging from 2,300 to 7,200 sq ft, all but two of the properties at Fenton Trade Park have now been let or sold.  Having reached primary completion at the end of 2008 with five properties under offer, a further 15 properties have been snapped up within the past year.

Occupied by a combination of international, national and regional businesses, including local companies Freshtech Solutions and One Stop Growth Stop, both of which have expanded into second units, the service-based and trade counter Park has proven to be a mecca for successful companies.  Other thriving businesses on the park include Oriental Carpets which has purchased five units, GMT Logistics, Diamond International and Autobrite Ltd, all of which have relocated from within the local area.

Andrew Cox, development surveyor for St. Modwen commented: "The past 12 months have seen a surge of interest in Fenton Trade Park resulting in 90 per cent occupation. We believe this is due to our innovative approach to marketing the Park, taking into consideration current economic conditions. Options to lease and purchase units at a later date have proven very popular with tenants, enabling them to occupy a unit without committing capital up front, as have other flexible deals and inclusive rents.  It is a formula which has clearly worked here and an approach we are taking across all of our developments in Staffordshire in order to support the local economy." 

St. Modwen experienced similar success in 2010 at its Centre 500 industrial and distribution scheme in Newcastle-under-Lyme, where 92,000 sq ft of new industrial space was sold or let. A further 45,000 sq ft of Trade Park space is also fully occupied at the developer's Trentham Lakes South scheme in Stoke-on-Trent.

"With all of our industrial space now occupied, we are exploring opportunities for further industrial and trade park developments in the region to meet market demand as the year progresses," concluded Andrew.
