SEGRO's Kings Norton Business Centre (KNBC) in Birmingham
continued to go from strength to strength last year despite tough
market conditions.
Together with joint agents, DTZ and Harris Lamb, SEGRO completed
ten new lettings at the estate totalling over 58,000 sq ft. The
lettings range from office space to warehouse units and, in total,
account for just under half a million pounds.
Located on a 60 acre estate in south Birmingham, KNBC comprises
approximately 800,000 sq ft of warehouse, production and office
accommodation and is currently home to over 80 companies, employing
approx.1,250 people.
John Sambrooks, Associate Director in DTZ's Birmingham
industrial and logistics team, commented: "Despite difficult market
conditions, KNBC has remained a popular choice for occupiers keen
to take advantage of its excellent transport links, high quality
business space and a community feel.
He added: "We anticipate there will be sustained demand for
space at the development this year with occupiers keen to take
advantage of our low price for high quality space deals."
Jane Leedham, Leasing Manager at SEGRO, also said: "The level of
successful lettings in 2010 demonstrates that our flexible approach
to lease terms is successful in enabling a wide spectrum of
businesses to operate from high quality space on KNBC."
Key deals completed in 2010 included, bespoke corporate and
promotional clothing company, Trojan Ltd taking a 10 year lease on
16,050 sq ft in order to relocate from their existing premises at
Garretts Green in Birmingham.
The largest deal of the year was the letting of 18,190 sq ft of
office accommodation to Equiniti, part of the Lloyds TSB banking
group, who took at five year lease on two floors of Kingsgate
House. The third floor is currently being refurbished and is
available to let, providing 9, 612 sq ft.
Most recently, Summit Roofguard have relocated to KNBC, taking
7,906 sq ft in a detached, stand alone warehouse unit on a five
year term.
Existing major occupiers on Kings Norton Business Centre include
Jewson, Selco, Bristol Street Motors and University Hospital
Birmingham Foundation Trust, along with a large number of smaller
companies providing a wide range of services.
