A Nottinghamshire based claim handling firm are advising
landlords to check their insurance policies today, after a bout of
burst pipes left many landlords without adequate cover.
Claim Care Central based in Langley Mill, have received many
enquiries from landlords over the last two weeks, whose policies
were considered void after they ignored a clause about lagging
pipes on the rental properties under their care.
As temperatures hit -17 degrees in some areas of Nottinghamshire
during the latest cold spell, many landlords were caught out by
burst pipes, with many more tenants unable to use their hot water
after their pipes had frozen solid.
Tim Help, claims manager at Claim Care Central, said: "This
latest bout of cold weather has been a wake-up call to many
landlords, who had previously thought that they were fully covered
in the event of a burst pipe.
"We are issuing a stark warning to landlords that they should
check their insurance policies as soon as possible, to see if they
are meeting all of the requirements set out in the small print,
especially with the average cost of repairing the damage caused by
a burst pipe totaling a whopping £15,000.
"Many landlords are unaware that under most insurance policies,
they are required to lag any pipes that are exposed to cold -
particularly those outside or in the roof to prevent freezing.
"I you leave a property unattended for more than 30 days you
must also advise the insurance company and drain down the boiler
and water system and shut off the water supply."
The firm who offer a fast local response service for any
property related insurance damage including that from fire, flood,
burst water pipes, water leaks, drainage and damage from attempted
burglaries, are now advising landlords to not only check their
policies, but to lag their pipes before the next lot of snow
arrives.
