Birchall briefed for London business court building

A leading nationwide building services provider is all set to do justice to the maintenance brief for a prestigious new business court development in London.

Birchall, which has offices in London and Edinburgh and its headquarters at Newcastle-under-Lyme in Staffordshire, will be maintaining the mechanical and electrical services for The Rolls Building.

The eight-storey development at 110 Fetter Lane designed by architects Woods Bagot has brought four High Court departments dealing with commercial and business dispute resolution together under one roof.

The Chancery, Admiralty and Commercial, and Technology and Construction departments of Her Majesty's Court Service now occupy the lower ground to fifth floors of the building, which comprises a total of 31 courtrooms, 11 hearing rooms and 54 public consultation rooms.

Developed to the highest standards and fully let, the premises also provide accommodation for judiciary and administrative staff of the Administrative Appeals Chamber. The remainder of the space in the building is the London office of international law firm Weil, Gotshal and Manges LLP.

Birchall was awarded the maintenance contract by Broadgate Estates which is managing the prime 265,000 sq ft property on behalf of funds advised by Delancey and Invista Real Estate Investment Management.

The company will be providing an on-site team of two engineers to maintain the landlord systems including lighting, power, heating and ventilation, air conditioning and water services, as well as management, specialist and administrative support.

The BREEAM-excellent rated building has a combined cooling, heating and power plant, heat recovery technology, high-efficiency lighting, and a bespoke building energy management system.

Alec Andrews, London Manager for Birchall, said: "We are delighted that our knowledge and experience in building systems maintenance, which includes maintaining a number of other Broadgate properties in London, has been recognised with this prestigious contract.

"We are aiming to maintain The Rolls Building in the long-term and have already received considerable interest from the occupiers to also undertake tenants' maintenance."

Birchall is already maintaining Ten Exchange Square and Number One Poultry, two of London's most exciting and iconic new office developments, for Broadgate Estates.
