Norbert Dentressangle has taken circa 140,000 sq ft at the heart
of Staffordshire's industrial space market.
Norbert, which needed a sizeable unit and spent some months
identifying a short-list of potential locations, before choosing
Tamworth's Centurion Park, according to joint agents King Sturge
and Gerard Eve.
The company has now just taken a new lease, on 141,770 sq ft,
where asking rent was £5.00 per square foot.
"Staffordshire has been a prime spot for logistics and
distribution companies for the last decade, because it offers
excellent access to motorways, has a solid and reliable labour
pool, and rental levels are pitched at the right level," says
Richard Ludlow from Gerard Eve.
"The tenant needed modern space in the Midlands, and we knew
Centurion ticked all their boxes, so were always optimistic that it
would be chosen ahead of the other shortlisted locations, but of
course, you can never get too confident."
Earlier this year, King Sturge's research, and industrial
partner, Carl Durrant's knowledge of the region's industrial
market, both indicated increasing demand for sheds of 150,000 sq ft
upward.
"There is no doubt that the deal confirms the sector has been
increasingly active since the end of 2009," said Carl.
"However, it's still a good time for occupiers to use their
negotiating strength to strike good deals, as there is still a
significant amount of space available, even in such hot-spots as
Staffordshire."
