Scotts, a Nottinghamshire-based distribution company supplying
the childcare industry with dairy products, is set to relocate to
The Point in a deal secured by Innes England.
Acting on behalf of Bournston Developments, Innes England has
let a first floor office suite of just over 2,000 sq ft at The
Point at a competitive headline rent, as an incentive for the first
tenant to relocate to this development. Scotts has taken a five
year lease and is looking to take occupation by the end of the
year.
Scotts is a family run company supplying the childcare industry
on a national scale.
Managing director Jonathan Scott said: "The Point marks a
significant milestone in the expansion plans of Scotts as we
develop new distribution sites throughout the UK. It is our
intention to centralise all of our administration and sales
function into to this new facility.
"Scotts began operating in 2004 with retail outlets in West
Bridgford and began delivering milk on a local level under the
government funded Nursery Milk Scheme. In July 2009, we established
a distribution facility at Staunton-in-the-Vale delivering milk to
a much wider customer base which has now developed into us
supplying most areas of the UK.
"Over the next six to twelve months we intend opening up a
number of distribution sites throughout the UK with a site in
Telford becoming operational next month. We are currently looking
for sites in the North and South to assist us in reducing our
environmental impact and to be able to offer a much enhanced level
of service.
"With our relocation to The Point we are looking forward to
bringing new jobs and opportunities to the area and feel that this
is a perfect location to provide new recruits with comfortable,
flexible office accommodation."
Ann Taylor, associate director at Innes England, said: "Scotts
now has a centralised office that any company would be proud of and
is based in a location where staff recruitment will be much
easier.
"They have historically struggled to recruit the caliber of
staff required but they are now confident that this will change
when people see their new premises.
"We are proud to welcome Scotts as our first tenant to The
Point. We have also just agreed a lease on a further two suites (c.
4,500sq ft in total) and we hope to announce that Scotts has a new
neighbour imminently."
Paul Kilmister, director of Bournston Developments, commented:
"The Point was completed in a challenging market, but we had every
confidence that, having built exceptionally high quality offices in
an established location and irrespective of the economic climate,
these factors would prevail in attracting interest.
"Adam Youatt at Berrymans was instructed to draft a
tenant-friendly lease to ensure that, once interest was secured, we
could move very quickly and this was definitely the case with
Scotts who completed the lease within four weeks of instructing
solicitors.
"Availability remains from 2,100 to 17,300 sq ft and therefore
we can be very flexible in accommodating a range of small to larger
corporate occupiers".
The Point, situated in West Bridgford and close to Nottingham's
Trent Bridge cricket ground, is a Grade A office development and is
jointly marketed and managed by FHP.
James Hartley of FHP commented: "The Point offers an excellent
quality of office space. I think that this first deal will trigger
a number of other interested parties to follow suit. West Bridgford
is a sought after area in all aspects of property.
"The speed of this transaction was also impressive. Having a
draft tenant-friendly lease in place has really helped get this
deal across the line swiftly and with very few problems".
