Caterpillar makes tracks to Nexus in Midlands

The Birmingham office of Cushman & Wakefield has completed one of the biggest office deals so far this year with the letting of 12, 013 sq ft (1,116 sq m) space at Blythe Valley Park, Solihull.

The offices, in the Nexus building, have been let to Caterpillar Finance Ltd, on behalf of Centrica plc, who hold the head lease.

Caterpillar Finance Ltd is a financial arm of the US manufacturing giant, which makes mining equipment and industrial gas turbines. 

The company is moving 90 staff from its current site nearby to a more state-of-the-art building at Blythe Valley, where it has taken the majority of the second floor of the west wing of Nexus on a six-year term, at a rental of £18.75 per sq ft.

Marcus Hayes, of the offices team of Cushman & Wakefield, said: "This is one of the biggest transactions this year for the whole of the M42 corridor and certainly bigger than any of the deals in the first quarter of this year.

"This is a very satisfying transaction for us. Not only is it a big boost to the office market locally, but we anticipate that this will pave the way for other firms to see the benefit of the Nexus building and being positioned at such a prestigious location at junction 4 of the M42."

Mark Lycett of Centrica said: "We are delighted that Caterpillar has committed to taking the space. We are certain that like the other tenant at Nexus, Infor, they will enjoy the building and its amenities including the onsite café."

Cushman & Wakefield and GVA Grimley are marketing the remaining 47,000 sq ft of space at Nexus, which is spread over three floors. Software company Infor took the other wing of the building in March 2008.

Caterpillar's agent for the Blythe Valley deal was Birmingham-based KWB.
