Drivers Jonas Deloitte's Birmingham team has received outline
planning permission on behalf of Slough Borough Council for the
first phase of the Britwell & Haymill Regeneration project.
Following the preparation of a redevelopment masterplan and an
extensive public consultation period, Drivers Jonas Deloitte has
successfully secured permission for the comprehensive redevelopment
of the 4.06 ha site which is located in one of the most deprived
wards in Slough and South East of England.
The application is the first phase of delivering the wider
objective of Slough's Local Development Framework which identifies
the need for the comprehensive regeneration of the area.
Drivers Jonas Deloitte's application includes a new
neighbourhood shopping centre (to replace the existing units at
Wentworth Avenue) with 26 residential dwellings (a mix of private
and affordable tenures) alongside 71 Affordable Slough Borough
Council Houses (which will replace the existing bungalows at
Marunden Green and the flats at Wentworth Avenue).
The scheme also incorporates a new 1,500 sq m community centre,
new bus facilities which will ensure the new development has
excellent public transport links, a formalised north-south footpath
and cycle route through Kennedy Park with a package of park
enhancements including a replacement skatepark and new children's
play area, plus replacement facilities for the Britwell Scout &
Guide groups.
Michael Davies, Director - Town Planning for Drivers Jonas
Deloitte commented: "This planning permission has involved working
closely with Slough Borough Council to drive forward the
masterplanning process through detailed regulatory and policy
framework reviews, assessments of existing uses and future
requirements, coordinating the consultation process, delivering an
Environmental Impact Assessment and ultimately submitting a robust
planning application."
"Britwell is an extremely deprived area of Slough which
currently suffers from long term issues including high crime, poor
housing stock and disparate community facilities alongside a
failing neighbourhood centre. This planning approval is the first
step towards addressing these issues by providing a new
neighbourhood focal point, while also improving the built
environment through the provision of quality, modern residential
accommodation: including private residential units which will help
to diversify tenure in the area and contribute towards a more mixed
community.
"The development will also improve the links between the
communities of Britwell and neighbouring Northborough and will help
to address the deficit in services and facilities that exist in
Northborough in particular. It is an extremely complex and
comprehensive redevelopment project, and one which will ultimately
transform both Britwell and Northborough into an attractive and
viable community which its residents can be proud of."
The scheme will now go forward to the detailed planning stage,
which will be accompanied by another round of consultation with
residents to gather their aspirations for what will be delivered as
part of the project.
Drivers Jonas Deloitte is also working on a subsequent planning
application for the comprehensive redevelopment of wider
neighbouring areas as part of Phase 2 - Britwell & Haymill
Regeneration.
