Specialist social housing developer William Davis Ltd has
formally signed contracts to begin the construction of the first
new council homes in Mansfield for more than 30 years.
The £5million project on the Bellamy Road Estate which has
been part funded by the Homes & Communities Agency (HCA), is
due to commence shortly. When complete it will provide 43 new
family homes on the Colston, Shelston and Syerstone areas of the
estate and will replace a series of outdated flats, which were
previously demolished to make way for the three and four bedroomed
homes, available for rent.
Designed by NCHA Design, the new accomodation will be built to
achieve a Code for Sustainable Homes Level 4 rating, with half of
the homes benefitting from ground source heat pumps with solar hot
water and the other half utlitising photovoltaic tiles. Other
features include water saving appliances and low energy
lighting, ensuring that all the properties are highly eco-
efficient. The homes will also be built to Lifetime Homes
standards, enabling residents to remain in their homes for as long
as possible.
Signing the contracts Guy Higgins, Managing Director, William
Davis commented: "Today marks a significant milestone, not just in
the history of the Bellamy Road Estate and its eagerly anticpated
regeneration, but also for William Davis to be part of the first
new council homes to be commissioned by Mansfield DC for many
years.
"The rejuvination of area's such as Bellamy Road are vital for
the sustainability of communities and this, together with our local
employment iniative, which will provide jobs and training
opportunities for local crafts people, throughout the construction
period, will breath new life back into this part of Mansfield."
Councillor Heather Henshaw, Portfolio Holder for Housing at
Mansfield District Council said: "Building council houses again
after more than 30 years is a momentous moment for Mansfield and I
am extremely proud to be part of the team delivering new, high
quality family homes for Council tenants.
"We are delighted to be working alongside William Davis Ltd, a
highly regarded East Midlands firm with 75 years experience of
building new homes using craftsmen from here in Mansfield."
Margaret Allen, regional director of the HCA East Midlands,
said: "We are pleased that this investment will allow Mansfield
District Council to start building their own affordable homes to
meet local need. This scheme will deliver high quality,
environmentally efficient homes and it will be the catalyst for
further regeneration in the area."
The project, with a contract value to William Davis of
£3.7million is due for completion in March 2011 and it is
hoped that the new properties will go some way to meeting the
increasing demand for affordable rented properties in the
district.
