Following the largest East Midlands office letting at Core 27,
heb has achieved more success on site with the letting of multiplex
unit 3 to Specialised Technology Resources (UK) Limited.
STR is a publicly-owned US company offering state-of-the-art
quality assurance services to manufacturers, importers and major
retailers and specialises in consumer products.
Robert Maxey of heb said the deal was a second major success -
after 22,500 sq ft was let to Costain.
The hi-tech unit three building extends to approximately 12,500
sq ft over two floors. As with the rest of Core 27, the building
has been awarded the 'BREAAM - Excellent' rating, meaning that it
has the highest level of green credentials going, both in terms of
its construction as well as its ongoing occupation and associated
running costs.
Robert said: "Some estimates suggest that up to 40% savings can
be made in running costs, specifically due to the hi-tech,
environmentally friendly and energy efficient design.
"Like Zeppelin before them, STR's occupation takes full
advantage of the 'hybrid' nature of the multiflex style of unit at
Core 27. Quality offices sit above shell space suitable for
laboratory, light assembly or just storage use. Both STR and
Zeppelin have created hi tech laboratories in the ground floor
area.
"The letting of Multiflex 3 is the latest success we are able to
announce on the site. We are now fast approaching 65% occupancy,
which we feel is a testament both to the striking design, pleasant
campus environment, excellent location, green design, and perhaps
most importantly our clients pragmatic approach on letting
terms.
"For some time now our message has been, and shall remain that
we would not be beaten on like for like deals. We are talking to a
number of other occupiers regarding the remaining space and look
forward to reporting further success shortly."
STR's director of European operations, Dr Ian Saunderson, said:
"We are delighted with our new premises at Core 27 which I am sure
will serve our needs perfectly. We were also very pleased with the
comprehensive support which we received throughout the deal process
from both Raybould and Hicks Baker."
Joint letting agents were Cushman & Wakefield in Birmingham,
with STR represented by Derby's Raybould & Sons.
Trevor Raybould of Raybould & Sons who, in conjunction with
Thames Valley agents Hicks Baker, acted for STR in their
acquisition, said: "Raybould & Sons is proud to have played an
instrumental part in locating and acquiring the ideal site for
STR's specialised activities, and in supporting and advising STR
throughout its negotiations in securing new premises. We wish
them every success in their future plans."
