Walton Homes reports that footfall and strong interest for the
collection of luxury apartments at The Lincombes in Mere Green has
significantly improved, mirroring the heightened activity in the
local marketplace as a whole.
The first phase is now virtually sold out, while the nine one,
two and three bedroom apartments in the second phase of The
Lincombes - called Wellswood House - are priced between
£184,950 to £495,000.
Nigel Deekes, partner at Acres Estate Agents in Sutton Coldfield
and selling agent for The Lincombes comments: "There has been a
marked improvement in the local Mere Green property market over the
past six months and activity levels have really started to bubble
since the snow cleared a few weeks ago. A lot of people were
reluctant to move last year because there was so much uncertainty
with the economy, however, the property market is out of the
recession now and homeowners have the confidence that property
prices have stabilised and appear to be on the way up. This is a
great time to buy.
"There are very few new homes available for sale in Mere Green
or beyond and there is nothing that is comparable to The Lincombes.
Benefits of buying a designer new home such as this include having
a freshly decorated interior with brand new fixtures and fittings
throughout, including a luxury kitchen and multiple bathrooms.
Furthermore, each apartment comes with a 10 year NHBC guarantee
giving purchasers complete peace of mind. When you consider the
significant lifestyle benefits of living in a development such as
this, the prices for the spacious apartments at The Lincombes
really do offer tremendous value for money in the current market."
The Lincombes development is situated on Lichfield Road, close
to the Four Oaks Estate and the centre of Mere Green. Construction
work is well underway and the first apartments in the second phase
are expected to be build complete by late spring 2010. Walton Homes
reports that this is the perfect time for purchasers to make
specification choices and personalise their new home.
As an incentive to buy while the second phase of the development
is still under construction, Walton Homes is offering existing
homeowners a Select & Move package. Purchasers are able to
reserve their preferred plot for a 12 week period, during which
time Walton Homes will appoint estate agents to market the
purchaser's current home. Providing it is sold within this
timeframe, Walton will cover the estate agent fees, significantly
easing the upfront costs associated with moving home.
Wellswood House, the second phase incorporates a single one
bedroom apartment and three two bedroom apartments on the ground
floor, four two bedroom apartments are located on the first floor
and a spectacular three bedroom penthouse, measuring 2,225 sq ft
covers the entirety of the second/top floor. Walton Homes is
promoting a unique 'design your own penthouse' opportunity for the
coveted top floor property, leaving the layout and design of the
apartment up the personal preference of the buyer, who will be able
to work with the developer's design team to create their perfect
home.

All of the homes at The Lincombes have access to the landscaped
and maintained communal gardens at the rear of the development. A
number of the first floor apartments and the top floor penthouse
also benefit from enviable views over the communal gardens and
mature trees beyond.
The showhome for The Lincombes development is the last remaining
property available for sale in the first phase, called Torswood
House. The spectacular duplex penthouse is incredibly spacious,
offering 1,449 sq ft of space. The showhome is fully furnished,
priced on application and available for immediate
occupation.
