A dozen lettings at SEGRO's Kings Norton Business Centre (KNBC)
in 2009 is proof positive of the 60-acre estate's continuing
popularity, according to joint agent DTZ.
Out of the 12 new instructions, which total 45,618 sq ft, two
thirds are to new tenants, with the remainder let to existing
occupiers who are expanding and need to relocate.
John Sambrooks, associate director in DTZ's Birmingham
industrial and logistics team, said: "KNBC continues to attract a
healthy tenant mix, from major public sector bodies to smaller
trade occupiers. This is largely due to SEGRO's flexible approach
and incentivised lease terms, its commitment to maintaining a high
standard of accommodation plus the estate's excellent location and
communication links."
Key lettings during the year include the University of
Birmingham relocating its central print facility and distribution
centre off campus to a 9,330 sq ft unit on Castle Road on a five
year lease at a rent of £62,980 per year.
Bell Plumbing has expanded its West Midlands operation by taking
5,752 sq ft at 27 Prince Road on a new six year lease with a three
year break. This new premises adds to the group's existing units in
Aston and Wolverhampton, with KNBC selected for its excellent
transport links and popular trade counter location.
Catering equipment supplier W V Howe has relocated from Redditch
to 7,598 sq ft at 65 Melchett Road, a modern terraced unit on a 10
year lease with a five year break at £52,806 per year. The
Birmingham-founded company specialises in supplying the public
sector, including the prison service and health authorities.
Seetec, one of the UK 's leading providers of employment,
training and IT services, has taken a 3,840 sq ft office suite at
Regal Court on a seven year lease. With its proximity to Kings
Norton railway station, KNBC is a well-located office development,
currently able to accommodate a new single office occupier in a
unit of 1,650 sq ft unit or at K600 on a design and build basis up
to 13,000 sq ft.
