Bigwood's final property auction of 2009 realised around
£6 million, with more than 70 per cent of the lots sold on
the day.
The sale at Villa Park saw more than 90 lots offered, with many
selling for well above their guide price.
The auction brought 2009 to a successful conclusion for the
firm, which sold properties worth in the region of £40
million during the year.
Bigwood director Jonathan Hackett said vendors who were prepared
to set enticing guide prices had been rewarded with extra attention
from keen purchasers.
"It really is a case of making sure you can attract that initial
interest," said Mr Hackett.
"One property in Broadyates Road, Yardley, which was offered
with a guide price of £65,000-£70,000, had 76 viewings
and sold for £100,500."
A vacant freehold four bedroom house in Blenheim Road, Moseley,
which had a guide price of £200,000-£225,000 was sold
prior to auction for considerably more.
An end-terrace house in Haskell Street, Walsall, was offered
with a guide of £58,000-£63,000, but was eventually
sold for £78,000.
Elsewhere, a former 48-bedroom care home at Clifton Road,
Balsall Heath, which had a guide price of
£425,000-£450,000, was sold for £860,000.
Clifton House, a two-storey building on a 1.16-acre site, was
one of a number of properties offered by Birmingham City Council
which all sold well.
In addition, a selection of ground rents across Birmingham and
the Black Country, all sold for above their guide prices.
Mr Hackett added: "No one will deny than 2009 has been tough and
the signs are that 2010 will also be hard work, but we are seeing
interest returning to the market and there are buyers out there
with money to spend on the right property at the right price."
