Biggest East Midlands property deal of the year at Core 27 in Nottingham

A joint venture company has taken Building One at Core 27 at Sherwood Park - the largest single letting in the East Midlands office market this year.

A-one+, a joint venture between Halcrow, Colas and Costain, has taken the 22,734 sq ft Building One from Merchant Place.

Building One has a ground floor and first floor of 11,167 sq ft each - and comes with 88 car parking spaces.

The deal was jointly concluded by Nottingham-based agent heb and Cushman and Wakefield of Birmingham. A-one + was represented by Costain Group plc's property department.

Marcus Hayes of Cushman and Wakefield said: "As far as we are aware, this is the biggest deal of its type in the East Midlands this year. This was a really fulfilling deal and was a smooth transaction between all concerned.

"Merchant Place is delighted that this important building at Core 27 has been taken."

Robert Maxey of heb said: "This latest success further demonstrates the appeal of Core 27's competitive terms, "green" credentials,  excellent location and superb contemporary design"

Andy Jamieson MD for A-one+ said:  "We are very pleased to win the Area 7 contract, providing management and maintenance services in the East Midlands to the Highways Agency and Core 27 provides the ideal office and location for our head office..

Cushman and Wakefield and heb are also marketing the remaining accommodation at Core 27.

"There are other striking buildings from 12,000 sq ft upwards still available. Core 27 offers flexible accommodation to suit a wide range of occupiers from international headquarters to local branch offices," said Robert.

The accommodation has all been assessed to the environmentally friendly "Breeam rated excellent" rating.

Robert added: "Our client has again demonstrated their pragmatic approach to current market conditions. Generally speaking, their philosophy is that we will not be beaten on like for like terms and accordingly there are some excellent deals available with superb incentives."
