The UK's leading regeneration specialist, St. Modwen, has
secured the first letting at its £13 million Whitley Business
Park development in Coventry. Business energy consultants,
GET Solutions UK Ltd, has agreed a 10-year lease on the 3,400 sq ft
(315 sq m) office at an annual rent of £17 per sq ft
(£183 per sq m).
Strategically located off the A45 Coventry Road, adjacent to
Jaguar's research and development centre in the city, Whitley
Business Park will eventually comprise 1.1 million sq ft of office
and industrial accommodation. The first phase at the business
park, known as Lakeside, was recently completed, boosting the
provision of quality offices in Coventry with 49,578 sq ft of Grade
A space across six individual buildings.
Operating from a network of three regional offices across the
UK, GET Solutions is set to relocate the workforce based at its
current Coventry headquarters to Building 4 at Whitley Business
Park. Mark Watkins, development surveyor for St. Modwen,
explained the significance of this impending move for the business
park and for the Midlands' commercial property marketplace.
Mark said: "Whitley Business Park is the newest and arguably the
most prestigious business address in Coventry; and St. Modwen is
confident that the first letting to GET Solutions will now act as a
catalyst, driving further interest in the scheme from potential
occupiers and investors. GET Solutions is a successful,
innovative business with its roots in Coventry and it is exactly
the right calibre of tenant to lead the way in the creation of a
thriving new business community at Whitley Business Park.
"Securing this letting so quickly after the completion of the
first phase of the scheme demonstrates the strong appeal of Whitley
Business Park: its quality offering and strategic location.
St. Modwen believes that this letting also provides a clear
indication that there is activity in the regional commercial
property market, and with interest expressed in several of the
other units at Whitley Business Park; the scheme is set to play a
major role in Coventry's renaissance."
Five units are now remaining at Whitley Business Park, ranging
in size from 2,800 sq ft to a 26,000 sq ft. All offer
flexible office accommodation which can be tailored to occupiers'
needs, providing a productive and efficient working environment
whether in cellular or open plan format. The largest
property, Building 1, has been designed to suit a company
headquarters and can also be sub-divided into four separate
offices.
Savills are St. Modwen's appointed agents at Whitley Business
Park. Nick Williams, director at Savills, said: "Whitley
Business Park is a landmark development that offers highly
specified and quality office space. Furthermore, it benefits from a
superb location at the heart of Coventry's transport network making
it an ideal choice for local, regional and national
companies."
Whitley Business Park benefits from significant frontage to the
A45 Coventry Road, close to its juncture with the A46, both
recognised as the city's major arterial connections to the
surrounding motorway network and in particular the M6, the M40 and
the M1. Birmingham and Coventry Airports are within a short
drive, the latter being within two miles of the scheme.
Mainline rail connections at Coventry City Centre, Warwick
Parkway and Birmingham International complete a comprehensive
transport network.
